LOCAL PROJECT CONTEXT

Established homes create decisions that deserve structure.

East Cobb includes established suburban neighborhoods where homes from the 1970s through the 1990s are often being reworked for how families live today. In Marietta, older homes, additions, and major interior renovations can bring a different mix of existing-condition and documentation questions.

Opening layouts, expanding kitchens, adding primary suites, building second stories, and renovating while a family remains in the home can create risk long before construction begins. The central issue is not simply finding a contractor. It is making sure the scope, pricing, documents, decisions, and payment process stay aligned.

Common projects

Whole-home renovations, additions, kitchen expansions, structural changes, and occupied-home construction.

What gets difficult

Connecting new work to existing structure, systems, finishes, drainage, and incomplete documentation.

Where RCC fits

An independent homeowner-side perspective before commitments and during major construction decisions.

COMMON HOMEOWNER RISKS

What deserves attention before the next commitment?

The most expensive problems often begin as small unanswered questions. These are the areas homeowners should make visible before decisions become difficult to reverse.

Scope gaps

Work that appears discussed but is missing, fragmented, or unclear in the proposal and drawings.

Allowances

Placeholder budgets that do not reflect the selections, quantities, or quality level the homeowner expects.

Existing conditions

Unknown structure, utilities, water conditions, or hidden systems that affect cost and sequence.

Change orders

Added cost or time without a clear connection to the original scope and documented condition.

Payment timing

Requests that move faster than documentation, visible progress, or agreed milestones.

Occupied-home logistics

Access, dust, temporary utilities, security, pets, family routines, and protection of existing finishes.

HOW RCC HELPS

A homeowner-side process for clearer project decisions.

RCC’s role is to help the homeowner understand the project record, organize the questions, and evaluate what should happen next.

Understand

Clarify the project stage, concern, and homeowner objective.

Organize

Bring proposals, contracts, drawings, changes, photos, and payments into one record.

Review

Compare the documents, agreed scope, visible progress, and open decisions.

Question

Identify what needs explanation from the builder, designer, or other professional.

Decide

Give the homeowner a clearer basis for the next project decision.

WHEN TO BRING RCC IN

Before the decision becomes difficult to reverse.

Before signing

Review proposals, scope, allowances, exclusions, documents, and unanswered questions.

During construction

Review changes, documentation, payment requests, progress, and communication concerns.

When trouble appears

Organize the current record and determine which construction or professional questions need attention.

LOCAL PERMITTING CONTEXT

A Marietta mailing address does not always mean City of Marietta permitting.

Much of East Cobb is unincorporated and generally works through Cobb County for residential permitting and inspections. Property inside the incorporated City of Marietta follows the City of Marietta process.

Confirm the actual jurisdiction for the property before relying on an address, contractor assumption, or proposal note. RCC can help homeowners identify the question and organize the project documents, but the permitting authority makes the final determination.

HOMEOWNER QUESTIONS

Frequently asked questions

Does RCC replace my architect or contractor?+

No. RCC represents the homeowner and helps organize decisions, documents, communication, and project review. Architects, engineers, contractors, inspectors, attorneys, and permitting authorities retain their own responsibilities.

Can RCC help before I choose a contractor?+

Yes. Early involvement can help a homeowner compare proposals against the same scope, identify unanswered questions, and prepare for better contractor conversations.

Can RCC help after construction has started?+

Yes. RCC can review the current project record, payment or change-order concerns, visible progress, and the questions that should be addressed next.

Which permitting office applies to an East Cobb project?+

It depends on the property boundary. Many East Cobb properties are in unincorporated Cobb County, while property inside Marietta city limits follows the City of Marietta process. Confirm the jurisdiction for the exact parcel.

Is the initial request a commitment to a full engagement?+

No. The form gives RCC enough context to follow up and determine whether a conversation or focused review is the appropriate next step.
